Prompted by member concerns, your HiCentral MLS Board leadership led a broker roundtable in April 2016
to discuss the relevance of the Active-Continue-to-Show (ACS) and Pending statuses. Brokers commented on the public's misunderstanding of the ACS and Pending statuses, which can lead to mistrust of REALTORS and the industry. After reviewing myriad suggestions from brokers, your HiCentral MLS Board has approved revising the listing statuses with more consumer-friendly language, which will become effective in January 2017, pending Matrix analysis and integration by CoreLogic:
In Escrow, Showing
Just as it sounds, instead of "ACS," the "In-Escrow, Showing" status means that while the property is in escrow, showings will still be accepted. It will replace the ACS status.
In Escrow, No Showing
Again, as it sounds, the property is in escrow and no showings may be scheduled. It will replace the Pending status.
Additionally, the HiCentral MLS Board decided to revise the reporting period for Active to In Escrow from 15 calendar days to 4 calendar days, beginning in 2017.
This ensures more accurate listing data for MLS subscribers, clients and consumers.
These changes are subject to the revisions of the rules and regulations and approval of the HBR and HiCentral Boards and the National Association of REALTORS®.
HiCentral MLSs anticipates a "grace period" for member education if and when this change occurs.
