Bill 72 Amends Real Property Tax For Commercial Property

Council Member Kimberly Pine introduced Bill 72 so that if a parcel of land classified as commercial is improved with a single-family dwelling and has been granted a home exemption for the tax year, that portion of the parcel that is used for residential purposes is classified as residential. The classification would apply only to the portion used for residential purpose and may not exceed a specific percentage of square feet of land and the buildings and improvements on that land. The property tax classification would remain in effect only so long as the property qualifies for a home exemption.

Council Member Carol Fukunaga introduced Bill 67 to create a real property tax exemption for business property affected by the construction of the Honolulu High-Capacity Transit Project, or Rail.

Resolution Seeks to Preserve Healthcare Access Along Rail

Councilmembers Ann Kobayashi and Trevor Ozawa introduced Resolution 15-227 to amend the Land Use Ordinance (LUO) relating to the Transit Oriented Development (TOD) zones. Planning for TOD zones was intended to be open, inclusive and visionary, with the goal of increasing quality of life through rejuvenated community character and the preservation and enhancement of historic, cultural, scenic, natural and other community resources and landmarks, while recognizing the relationship between zoning, financing and real estate market dynamics.

Allowing Homeowner Exemption During Renovation

Homeowners who are renovating their primary residence and who must move out temporarily during construction face losing their real property tax exemption. Council Member Trevor Ozawa has introduced Bill 66 to address the issue and ensure that homeowners are not penalized due to circumstances beyond their control.
