  • Run Your Business Like a Business (Mandatory)

    This course is designed to help you begin thinking about who you are, how you perceive yourself in relation to the world of real estate and how you want to pursue your business, as well as how to begin setting obtainable and measurable goals in your life. All business plans are different because everyone is different. It is an individual reflection of who you are and why you do business the way you do.

  • Legal Issues (Mandatory)

    This legal issues course is designed to provide a forum for the presentation and open discussion of legal matters that real estate licensees should be aware of. Discussion on different topics focusing on specific laws and regulations will help students recognize what the law provides, discuss the pros and cons of the law, consider its impact upon the real estate industry and then look at ways in which you can address these concerns by implementing risk reduction measures of your own.

  • Representation, Practical Ethics & Fair Housing (Mandatory)

    Agency covers the laws applicable to the disclosure and establishment of agency relationships, the fiduciary duties owed a client and the consequences of breaching those duties. Ethics covers certain conduct that agents should observe or avoid in their daily practice of real estate. Fair Housing covers the laws agents are expected to comply with in providing non-discriminatory service to clients and customers.

  • Strategies of Listing: Getting the Listing (Mandatory)

    This course is designed to help an agent understand the scope of work involved in preparing for a listing presentation to the seller. Students will get an understanding of the listing agent’s role, the seller’s role, agency obligation, preparation of a listing packet, being prepared for the listing presentation, getting the listing, and planning a marketing calendar.

  • Strategies of Listing: Establishing Market Value (CMA) (Mandatory)

    You will learn your role as the real estate agent in pricing a property, the principles of evaluation, and an understanding of the external and internal influences that impact market value. Students will analyze market statistics and trends, prepare a Comparable Market Analysis and guide owners to a realistic market value range.

  • Strategies of Finance, Know the Borrower (Basics) (Mandatory)

    It’s important to build a comfort level to discuss financing with your clients. This course will give you the basic understanding of lending so you will know the difference between a pre-qualification and pre-approval; know what is important to lenders and what they are looking for; getting to know your borrower; and understand what is important to qualify a property.

  • Strategies of Finance, Loan Choices (Advanced) (Mandatory)

    Unless your Seller has cash, the bottom line is Financing! Know the sources for mortgage loans and the basic products each has to offer. This valuable information will make you a more effective REALTOR® and help your client to Financing!

  • From Contracts to Closing (Mandatory)

    Learn the basics of contract law, the DROA, escrow, and title and ownership, using hypothetical real estate situations. Emphasis will be on the DROA, escrow and conveyancing, and the objective is to weave the various segments together to show how they connect in most transactions.

  • Condominiums & Planned Communities (Mandatory)

    Learn the fundamental characteristics of Community Associations and Planned Communities and the various laws that govern them. This course also includes understanding governing documents, fiscal operations and budgets, reserves and assessment collections. You will clearly be able to explain the role and importance of Community Association administration, and management of physical assets to repairs and maintenance.

  • Property Management & Landlord/Tenant (Mandatory)

    This property management course is designed to provide a forum for the presentation and open discussion of the different layers of property management. Students will look at the duties and responsibilities of a property manager as it relates to their relationship with the landlord/client as well as to managing the actual property. To accomplish this objective, students will look at property management contracts, State and Federal laws, and the more common forms used in property management.

  • Residential Tax Rules, 1031 Exchange & Foreign Investors (Mandatory)

    Recognize the tax benefits in the acquisition, ownership and disposition of real property, and learn how the use of the property will determine the tax consequences. Discussions include four different uses of real property: principal residence, rentals, investment and second homes. Gain a general understanding of how tax basis is computed, including adjustments for improvements, section 1031, and depreciation. Identify tax withholding requirements on property sold by non-residents and learn the basics of “Like Kind” Exchanges.

  • Analysis of Investment Real Estate (Elective)

    This course covers the basic steps involved in the analysis of investment real estate, including, property selection, collection and organization of data, inventory of property income and expenses, client counselling, future projection of property income and expenses, effects of taxation on investment real estate, disposition, cash flow calculation and analysis, and alternative methods of measuring performance and rates of return on real estate investments.

  • NAR’s e-PRO® Certification (Elective)

    e-PRO® shows you how to use cutting-edge technologies and digital initiatives to connect with today’s savvy real estate consumer and build your business. Learn how to manage your online reputation, generate leads, gain referrals, and more.

    The e-PRO® program is broken into 2 parts.

    Take Day 1 at the Honolulu Board of REALTORS® and Day 2 online (for an additional fee) at your convenience. Students that are current members of the National Association of REALTORS® and have completed both days of coursework are then awarded the coveted e-PRO® Certification.
