Bill Would Allow Homeowners to Retain Property Tax Exemption During Special Circumstances

Council Member Ann Kobayashi co-authored Bill 77 to ensure homeowners who leave Oahu for sabbaticals or temporary work assignments can still retain their real property tax exemption; the bill is currently being heard in the City Council Budget Committee.

Chinatown Affordable Senior Rentals to Move Ahead

The city and the Michaels Development Company have completed negotiations on the terms and conditions of a development agreement and form of lease for the affordable senior rental project and community center, Halewai‘olu Senior Residences, on River Street in Chinatown. The agreement now goes to the city council for review and approval.

Bill Addresses Residential Use on Commercial Property

According to Bill 72, introduced by Councilmember Kimberly Pine, when a parcel of land that has been classified as commercial is improved with a single-family dwelling and has been granted a home exemption for the tax year, that portion of the parcel that is used for residential purposes is classified as residential.

TOD Land Use Ordinance Amendment Proposed

Resolution 15-227, introduced by council members Trevor Ozawa and Ann Kobayashi, directs the Department of Planning and Permitting to process an amendment to the Land Use Ordinance (LUO) concerning transit-oriented development (TOD) plans. The ordinance currently provides a procedure for creating special districts around rail transit stations, known as transit-oriented development or TOD zones, and establishing regulations to encourage appropriate development in these zones.
